What are the benefits of an ADU?

Giving the typical homeowner the power to leverage their existing “under-developed” properties and construct much needed housing just makes sense. Widening the range of housing typologies increases the supply and helps more Californians thrive.

Value: The rental market of the central coast gives your clients a huge advantage towards the investment of an ADU on their properties.

Cost: Lower construction costs on average in comparison to most residential development due to shared resources of existing property.

Accelerated Approvals: “Time is money” as they say… The 60-day permit approval period limits holding costs and gets your clients asset to market faster than any other form of development.

Why are ADUs needed?

California’s housing production is not keeping pace with demand. In the last decade, fewer than half of the homes needed to keep up with the population growth were built. Additionally, new homes are often constructed away from job-rich areas. This lack of housing that meets people’s needs is impacting affordability and causing average housing costs, particularly for renters in California, to rise significantly. As affordable housing becomes less accessible, people drive longer distances between housing they can afford and their workplace or pack themselves into smaller shared spaces, both of which reduce quality of life and produce negative environmental impacts.

Why should I Care?

As of 2016, the State of CA consisted of 14 million homes:

60% Single Family Homes

20% Townhouses, Duplexes, Small Apartment’s up to 9 Units.

20% Large Multi-Family Complexes with 10 or more Units.

Current pace suggests that traditional development methods account for roughly 80,000 new homes per year.

Current shortage on the other hand has been estimated at 3.5 million housing units, or 20-30% of California’s current housing stock.

Just for scale, that’s equivalent to 4 San Franciscos.
